so I am on the phone with lots of tire kickers that seem very unmotivated..I make a soft pass with where my numbers would likely be...After it appears that there is no true motivation or it looks like numbers will never work, does anyone send actual offers to these people? Does anyone make a habitat of calling them back 3-6-12 months down the road?

@Brian Davis

Great question... The answer is simple... No matter what you do, what you say, what you offer, or any other persuasive technique you may offer up you can not create motivation when there isn't any.

Its kind of like expecting to get a lap dance at church... Not going to happen..

The key is however to keep marketing to the unmotivated seller who calls. Historically we know that with in six months of a for sale sign going up in a neighborhood two other houses tend to hit the market as well within a drive pattern of the first house. So touches are important.

Consistancy is key which is why people talk about touches.
