Finally we got the property!

Final product was a fully-renovated home ready for a first-time buyer in a great neighborhood!

@Todd Goedeke hopefully I'll be adding that to my arsenal when I finally quit the W2.

After driving by a parcel of land (5-acres) for a few years it finally clicked, why not consider putting on PM hat as developer. 

I followed a  few on the market that had been so beautifully redone on the inside that they looked like a new build, but still took many months to finally sell.

Finally as you "move up in scale" with larger assets the competition becomes different and the pool not quite as large.

Finally , he said he was done and they left me the worst turnover I have had in 14 years of being a landlord.

I still want the house, but since the seller will not do the repairs, I was under the impression we may be able to use the cost of repairs as a means to negotiate a lower final price. 

this site kind of explains things, but I am not exactly sure what exactly the blueprint is for the process in chronological order (because I have to do things for the State, County, and the City altogether):Do I apply for the Transaction Privilege Sales Tax license first with the State, and then register the short term rental with Maricopa County after that, and then finally submit the property's contact information to the City??
