Small Multi Vs Large Multi

Hello everyone,

For a bit of context, new investor here.  I have been doing all the research (podcasts, YouTube, books etc) the past 6 months.  I am going to sell my primary residence and net over 100 thousand.  I have determined multifamily will be my niche.

Just a conceptual question, obviously searching for a great deal and numbers working.

I would be out of state investing in states like Indiana, Tennessee, Wisconsin, Ohio, etc.

With the knowledge you have now as an experienced investor, (rough numbers) would you rather start in:

A) Buy 4 100k duplex's with 25k down each

or

B) Buy 1 six-ten unit 400k with 100k down

Any ideas and insights would be amazing.  Thanks!

I like having more doors under 1 roof. Less landscaping to maintain and snow removal.  Driving all over to fix issues as opposed to going to one address.
