A few red flags include contractors who take forever to respond (I don't mean hours, I'm talking a week or two to get a yes or no), contractors who are priced significantly lower then all your other bids (these contractors can sometimes run off with your deposit money), and those with only 5 star reviews.

I found they bought property for 62000 a few weeks ago.All in all a bad experience with a provider who was flippant and uncaring  Being objective it's important to note that the seller not letting you speak to the former owner or the tenants isn't a red flag.

After Year 5, you generally are only growing income if revenue increases faster than expenses AND cap rate expansion (hard to defy the market here).Finally, in real estate, as Taylor said - any real estate offering with an IRR >20% is a red flag right now.
