If the boiler is more than 20years old, your cheapest upgrade would be to replace it with a modern high efficiency oil (80-85%) or natural gas (95%) fired unit {if gas is an affordable options, I'd go with gas}.

Miami,Broward and West Palm Beach RE market is really tough for begginers,either buy and hold,or fix and flip(property values too high,and not so many helpers out there)and i belive sharks owns the wholeselling scenerario very quited,that is my feeling in 3 weeks learning here with little or zero info coming from those areas.Working in Real Estate industry can open doors for you to have a networing and get your foot on the ground ,who knows if you got lucky and find the great deal,somebody said here too ,if you have the deal money will come..Start grinding and good luck.Excuse my English grammatical mistakes,is not my Natural Lenguage..

And again they are totally commercial in nature and as we know commercial loans have different criteria from NMLS and safe act loans.At least in the Venue's I have used them and seen them done.Just like fractionalizing a Trust deed is NOT a security is some states ( CA specifically) we agree to disagree on these issues.

You might pass this test at 50% LTV, but by the nature of RE, it is not considered "marketable" from a liquidation stand point without slashing the price for an immediate sale.

It even prints a hard copy and spits it out of it's belly for the visitor to take home their copy.Agents can use drones to turn on lights, air conditioning, light a scented candle, music before a client visits.When the grass is too tall the drone can even mow the yard.That sounds more realistic and reachable then delivering octocopters.
