If a 3/2 house sells for $150K-180K in my market, telling him I won't pay over $130K is kind of unreasonable.The point is that finding a good agent is a two way street, just like any business relationship.

The selling price will be around 199k based off other comps on the street in Decatur so need to be cost effective.  

No garage or off street parking.

This is an interesting deal because more than 50% of the pads are RV's, even though some of them are longer term tenants.Don't know if it is worth it to spend the money/time to make more pads for MH, because the location probably is best suited for commercial (on a very busy street)

To do that, I might have to get an easement on a parcel across the street and/or change out the pumps at about $30k a unit (4 units) ... not sure it will be worth the cost, but we will see later as it is very profitable with washer/dryer it appears.Septic tank and pumps are under 7 years old, with a 25 year life. 

The Internet has made it easier for you to advertise your properties, so being located on Main Street is not as vital as years ago.C properties have higher cap rates than B and As because of their age, and the fact that they contain less appreciation, unless it is forced.  

Since the subject property sits by an alley, we only have to pave the sidewalk on the street frontage.

You can get evicted for having illegal drugs in the house, you can get evicted for defacing the property.  

They were next door to each other basically on the street to left of the projects with a project building next door to them.

During my due diligence, I contacted a property manager of a building down the street from the building I made an offer to get an idea of rental comps in the area.
