I had some guys renting a place from me that hired some dancers from a club to come over to the house they were renting from me to perform for 2 hours.  2 dancers, a security guy, $300 for 2 hours. 

Let them know that you are performing the annual/semi-annual inspection and then address any issues identified. 

Have a friend that bought a small apartment building in Bay City that performs well - despite the challenges of dealing with a small mom & pop property management company.Some of the challenges they tell us about cause us to just shake our head and wish we operated up there.Our friend tells us that there aren't many PMC options up there:(

I do a lot of buy and hold here in Bakersfield, due to population in neighboring cities I don't recommend you purchasing in Taft.at a $170,000 you can purchase something similar here in Bakersfield but will ultimately be cheaper maintenance, management, etc since most of the kern population is situated in Bakersfield meaning handy mans and other repair services wont bump up there prices due to travel. also being in Bakersfield you may use a local property management company that may perform an exceptional service due to the distance of the property rather than having to travel.I hope this information helps

I too am trying to see if there would be any benefit to self performing a cost seg on a house I purchased this past July, new investor! 

Any firm that specializes in cost segregation can perform the study.How long does a study take, I've seen a 6 week estimate online? 

So what happens when you need to perform repairs or if the tenant moves out2.

I worked at a Big 4 accounting firm performing public and private financial statement audits for over 4 years and currently work an auditing job.           

On the second project determine how many subsequent projects you expect to perform and decide if you want to learn how to manage the project (i.e. be the GC).
