2nd question...so even though you're not doing an initial purchase and trying to take out the equity in the property, does a dscr really make the most sense or does something like a heloc do better?  

And I choose locations where people would want to stay.is it risky to use a va loan then?

A 1031 exchange would seem to make a lot of sense, but you need to have a firm plan in place to execute on this when you sell. 

Another option would be to use a platform like Thumbtack or Angie's List who have reviews and people on the ready for a variety of services.Best of luck!
