Is there any advice for the Jacksonville/Orange Park/Middleburg area, or anyone selling something that we can work a deal with?

He worked much better from then on.Investors need contractors and fix it guys to stay in business and get that leg up on the competition out there.

They sue because a step on the deck stairs rotted and broke so they busted their leg.

Forming a single member LLC should cost you an arm and leg, but you will find lawyers charging you $1200-2500.

Initial preference…. stay close to Orange County area/self manage.  

I’m a real estate agent out of Orange County, not far from Chino.

Maybe take the legs off the sink and build a  shelving unit underneath.

If you call and tell them what you want to do, they will do all the leg work for you.

You also stand a chance competing in on-market deals where a seller would prefer not to deliver vacant (remove existing tenants, e.g. for a developer to start work to condoize immediately), if you're willing to take a risk on taking them on.Also, keep an eye on Malden and Chelsea - lots of two-family turnover in the past 2-3 years in Malden and it's been hot, fewer three-deckers there, but still room to work as a house hack on the orange line and commuter rail, and Chelsea JUST got silver line access this year which opens up some three-deckers that were previously less accessible (and accordingly, less rentable).Happy to chat more if ever it's helpful!
