Add to this that the stock market returns are not guaranteed and vary dependent on uncontrollable events in companies (think Elon Musk smoking a joint on Joe Rogans podcast causing stock of Tesla to dive).With this being said, I feel that a 8-10% return is more than adequate for personal lending.

Most units had HVAC issues and a few units had mold under the eifs/stucco. but that was very common in this steamy climate.The funny thing is you can tell they put the worst subs in the unit that got significantly fewer upgrades/options. it has more nail pops and bad trim joints than the one that did have a few upgraded finishes. you get what you pay for i guess.I have only walked by the Oyster Point townhouses (extending a walk in the little pocket park next door), but the looked like fairly decent quality.

I've been knee-deep in turnkey world since 2011, both with my own turnkey investments and working with people with them more or less full-time, and in all that time and with the hundreds of turnkey buyers I've worked with, I've never seen any of the ones who have good experiences hanging out on BiggerPockets after they buy the property(ies).
