Students Leaving Early

 Hi All,

I have a rental which 2 of the 3 students are moving out about 20 days before the lease ends. They are still paying for that months rent, though they want to stick the utility bills on the last student there. I am trying not to get involved here, though I am trying to figure out how to word this in future leases so a renter doesn't get stuck with everyone else moving out (again, still paying rent). In an ideal world, the utilities would be 1/3 of what they were with one tenant, though we all know that is not the case. Is the resolution simply be a reminder at lease signing to figure out a system to pay utilities regardless who is there?
