it is , if you make the minimum  30 yr fixed   payments .....all the more reason to make the larger  15 yr fixed  payment amounts  ( assuming these fit into your budget)

Sometimes things sit on the market for a while - because they're not a deal - you can ignore it and move on, or - if the property fits your strategy - make an offer at a price point that makes sense for your strategy.

This is something that my agent emphasized at the beginning of our relationship, and turned out to be excellent advice.

If they do not you either have the wrong strategy or you it is flawed somehow.Once you know what the strategy is to get you to the goal then you locate the market that fits the strategy.Then you create your team in that market.
