Proposal to Hard Money Lender. What information should I have??

I am meeting with a hard money lender soon in regards to an investment opportunity.  What information do I need to have ready for this meeting?  Besides the address, purchase price, rehab amount.  Please help!!! I just want to be prepared for this meeting and not look like an idiot and unexperienced.  Ive tried to use the calculators on BP, honestly some numbers I just don't understand.  So, if I could get a need to know list for this meeting I can study what those terms are and why they are important.
