I knew this was certainly no get-rich-quick flip or even barely pay the bills flip from the beginning, but I was motivated to get my first flip under my belt...and more importantly to use it to attract a bigger fish who would bring money to the table for flips going forward.

I think David Greene also talks about arming real estate agents with your criteria to keep things efficient and demonstrate your professionalism.

You need to make sure to frame your offer from the perspective of an appraiser and supply supporting information to justify a lower offer than asking.Cash doesn’t mean much in this market unless they are highly motivated and need to close quickly or have multiple offers with contingencies.
