Matt Faircloth's Deal Hotsheets - anyone use them or similar?

So in @Matt Faircloth's recent webinar  "How to Find and Evaluate Your First Apartment Building Deal" he talks about putting together a "Deal Hotsheet" which he shares with his "hunters" so they can find him deals that fit his needs. I think David Greene also talks about arming real estate agents with your criteria to keep things efficient and demonstrate your professionalism. Does anyone have some examples they can share? Even if they censor actual numbers or sensitive info? Do folks use something similar?

Matt says to include:

1. track record - bio/team members/skills/experience

2. financial capacity - how much you are bankable for and how much equity you can bring to the table

3. number of units/size of deals

4. locations you're interested in

5. property condition (A/B/C/D?)

Interestingly he didn't offer any numbers other than price here. I was thinking most REIs would want to at least include rent/price ratios of some kind?
