Has anyone else solved this issue by using some sort of insulation you can put between the joists in the ceiling to minimize the footstep/moving around noises you inevitably hear daily? 

My suggestion here is for you to not advise home on any tax issues. 

The issue is she is very difficult.

As a side note, I know there can be some issues with a landlord "acting as a utility company".

I'm told the issue is that it's hard to not step into "practicing" real estate when you're trying to share information about the property that you have under contract.

Whenever I am having an issue with financing, I normally reach out to local institutions.

Let them know you are the new owner, how they can pay rent, and how to report maintenance or otherwise communicate with you.

I am working with my lawyers on this issue.

If you don't understand your customer base, it's going to be hard to effectively communicate with your customer base.
