Just because a house sold a mile away for $150K this does not mean your boarded up, abandoned, cracker box has an ARV of $150K. 

In my opinion, understanding how to place a value on assets is a principle-based skill that will enable you to invest wisely and outperform shortsighted gambling.

I'm not trying to pretend I know how to time anything but seeing all the economic growth that Utah is experiencing it seems unlikely that the upward trend is going to stop anytime soon so I don't think it wise to sit on the sidelines until it does.

I'll give a fuller answer later but for now here are the tax implications:(1) You are not losing out tax-wise on the principle from taking out a 401k loan. 

Would it be wise to get a pro to put a few ballpark estimates?

I’ve been trying to hold onto this deal because from my POV number wise its seems solid.
