One way of figuring out supply is to calculate how many sf. of storage per person is available for rent in about a 3 mile radius of your target facility.

I agree break-even isn't a great target, I was just trying to make my math easier.

The goal is to close on two properties from these 200 letters. 1 property to my LLC for buy-and-hold, 2nd property to my LLC for fix and flip, working with two different sets of investors for each strategy.Also, will be doing an EDDM in the next week or two, targeting whole communities we are interested in.
