A legit purchase contract with and / or assigns? Mine sucks

Anybody have a lawyer approved, legal verbage, legit whole sale contract theyd be willing to share? 

I just locked up a house, but the owner told me the contract is weak and he laughed at it. He's taking all of his listing off and letting me sell it without a contract. He's being nice about it but he told me I need a better contract.
