Hello BP, Theo & Quinity here looking for any advice you can provide to new landlords. What websites to use to screen future renters, how do you collect your rent, should we allow pets, do you allow smoking, etc? Thanks

Hi Quinity,
I think Mike Butler's book "Landlording on Autopilot" is a great resource. I use cozy.co for collecting rent. I may use them for credit and background screening, along with my own checking on employment and rental history. (haven't yet)
Pets and smoking are your personal preference, and depend on your location and target market.
