But You've come to the right place, there are plenty of experience people in BP that you could pick their brain on this topic. 

Still plenty of land for sale.  

Renting and flipping are easier because you can pay more and the deals are more plentiful, although most markets are so competitive now that it's even hard to find these.  

Maury County and Tyler's recommendations would be even further, but there are plenty of rural communities north of town that haven't experienced any boom at all.

Hi Eric,  There are plenty of these properties in the area, they just don't seem to go up for sale that often. 

@Josh Turner there are plenty of knowledgeable people on this site and some good info in the Education tab. 

There are opportunities in CA as @Gene Hacker said and plenty out of state.

I've seen plenty of flips in that area without a garage go for high $100's.

There are plenty of deals happening in our city.
