@Dan Handford we have made tons of offers, most fell through for many different reasons, some almost grew legs and just one came to fruition, it's the typical deal funnel that @Brandon Turner talks about just on steroids, our market is seeing a huge boom in population growth mostly coming from people fleeing NYC and super limited inventory.
