The values vary greatly by neighborhood so make sure the comps are legit. 

Its a legit answer but guess what, they "forgot" to tell you that there is cracks in the foundation that an engineer told them to fix 5 years ago and its getting bigger, or there is asbestos found in the attic or they have a serious termite infestation.

If it’s a licensed lender that you know is legit and the fee covers an appraisal, then I’d say it’s probably okay as that’s fairly common. 

As my title implies, 2016 was the year that I actually got off the couch and became a legit investor, going from 0 to 3 rentals.  

If you are around legit investors you would not be dealing with this.I assume from the rant that you are doing none of the things in it, which may mean you are good at bringing sellers and buyers together.
