I would eventually like to quit my job and work in real estate investing full time.

My goal is to do such a good job that all my clients will never want to buy or sell another house without me.

I love my day job as a software engineer but want to have multiple revenue streams and rental properties look like a good opportunity for steady cashflow and long term wealth.

The property consists of two building that were built in the late 1930's, and had little improvements/maintenance since the late 70's/early 80's.

It may be slightly over improving it, because the ARV is around $70K. 

By taking our pre-development a step further and looking at the triple bottom line I think we can continue to advance our development process and improve the quality of life for people.

Hi, just wondering what type of properties two recent college grads, with about 40K in saved money can invest in (in terms of rental/student housing), in order to start acquiring properties while also working at our full time jobs.

You may consider having her sign a lease addendum clarifying that any improvements or updates the tenant makes to the home will remain in the home upon termination of the lease...
