It's not about you though, it's the motive and rationalization of the alleged perpetrator at that exact moment that is at issue.There's a lot to be said for cultivating and maintaining the very best tenants possible, as you would your team of contractors, agents, attorney, CPA, lenders...

He wins, you not so much.I guess it really just depends on how you structure it and how he gets compensated.Everybody on your team, and your partners in particular, have to be rowing in the same direction, and that means you all (as in all y'all) need to have a financial interest in making sure it gets done on time and on budget.

as long as you are partnered with or have the right trusted team in place it doesnt matter where you are located.. but in my experience if you are investing far away you are better off becoming a passive investor
