If you get ANY mortgage, you'll be pretty deep in negative cash flow, largely negating any potential appreciation.

Once you get to "my son runs 40 units all over the Southern Tier," you will see a deep, powerful respect glowing in their eyes when they speak to you, their endlessly brilliant son, a man they tirelessly proclaim is the best thing they've ever done with their lives, and they will go on and on and on about how much they contributed to your success through the wise choices they made during your upbringing.

Now I know there are millions upon millions of people like me, but it's really opening my eyes that the vast majority of people aren't.Anyways, I'm diving a little to deep.

Being the ignorant person that I am, I would merely jack the house up maybe a quarter of an inch at each pier location and then dig a hole maybe a foot deep and about 14" square then lower the pier back down and repeat.

I have had a few quotes to install a 24" deep by 12" W.  

Spoke to an appraiser, that does land and Marinas, and gave me some good advice as far as the permits and zoning without getting too deep.
