I have a decent amount of money saved already, and with my M.A. in Education pay bump that brings in an extra almost $60k a year before taxes.

How should I handle this situation, while wanting to continue working with this potential future buyer?

The upward pressure on Cap Rates are going to continue due to the Steel Tariffs imposed by the current administration which is due to expire May. 2018.

That being said, you have had success with rentals, why not continue? 

Like I always say, you guys motivate me to continue to develop and grow. 

Just a deal I found and continued to pursue it.I've been looking at the possibility of presenting a counter offer with a Master Lease Agreement. 

Or just continue paying for our rented apartment while we put that 90K into real estate that can generate income (then later potentially buy a home)?

The fantasy out there is that with a fast and superficial education and limited experience, a note investor will be able to identify, find and negotiate the purchase of notes at a “discount” to market value.
