I was born and raised in Southern California (born in San Diego County, now reside in Orange County).

However, there are a few questions that are weighing on my newly-born real estate mind that I hope I can get some thoughts from the community. 

It's not enough to just call when they complain, you have absolutely got to go on a rat hunting expedition at the house and this is going to take time.First, spring for a bunch of traps for the tenants.Second, bring them over, already baited, and place them inside of cabinets, in the crawlspace/basement, etc.

My elderly friend's 20 years of 'homeowner special' renovations have left a slew of code violations like no P trap under the sink because it didn't fit with the existing drain and the bathroom vanity the wife picked.

I don't want to be the guy that craps in the punch bowl, but I assume you realize that you could have been born in Detroit, thought the same thing as you did in San Diego and lost your ***?

Hi Christian,YOU are awesome.Thank you--you are right on target with so many items above.I have a 16' class a buffer on both boundaries and have permission to reduce that another 25%.A major med institution is interested in my parcel BUT they require 6/1000 sf parking. ( Why wasn't Elon Musk born 20 years earlier-- then we wouldn't have these wasted paved parking requirements.)Anyway, the buyer prospect needs min 15,000 sqft... but cant get the 90+ surface parking #s.HATE TRIANGLES.Please, Let me know if you have ANY TIME tomorrow ???

Should I use a spray to kill him then try and patch it up I have traps set and only get squirrels and cats.Any help?

@Chase Webster I've wrestled with investing in Cleveland for the last 3 years as I was born and raised there and I still consider it home.
