As in, would it sit for sale because it’s now “worth” 350k arv despite the ones around it in the same neighborhood being listed now at 250k, as an extreme example?

But with that said, if your deal is in a decent sized market, i.e. at least 15-20k population or higher, then what we do is pull a cash buyer list from Propstream, and for the buyers that are LLCs, LPs, Ltds, Incs, we look up who the managing member(s) is/are, and then we skip trace the list and start calling.
