I see the challenge with such a strategy is two-fold: standing and noticing.You need someone to file an initial petition for probate (or whatever it's called in LA) to get standing as executor, administrator or oersonal representative, or similar title.

I feel like my offers end up being ridiculously low, but I don't want to have a bunch of people under contract where my buyer will stand to make 15-20% with nobody being interested.  

The "group" idea doesn't help you, as your case stands on it's own.

I've missed so much of my babies growing up to the point where I can't stand it anymore.

It might turn out you can't stand working with each other and/or you might find out one or more of you just aren't that serious about investing.

if you are planning to do the work yourself and can stand plaster dust destroying your electronics and furniture,horrendous paint odors you might be ok. the contractors doing the rehab will definitely not like it. rent a trailer with a bath and kitchenette and live in the driveway until completion. doing this will be better for everyone's sanity!

So far the site looks great.A little background of where I stand investing wise:I want to get started ASAP but I may be PCSing (moving to another base) this coming summer and won't find out until January where I'm going or if I am even leaving.

If it is 2 or more people (which it usually is), I just stand back and let them wander the house however they like.

This will continue to adjust over the next few years until FEMA can stand on it's own.

Whatever you come up with, make sure it's easy to read while in traffic.I see so many cars where people actually paid for a window wrap which can only be read standing next to the vehicle while it's not moving.
