The downside is: when you become your own best customer in the NFA business you can go broke fast:) So, I may have to shoot it a few times at the range, get my videos, and let it go.

But also not that great for selling off a property after 7 years.I guess my argument to keep it would be that we plan to keep it for a long time until the equity really starts to dip in our favor.My argument for selling it is that we could use the profit to really look for a great deal instead of holding onto this at a smaller cash flow.

Varinder Kumar I've looked at those, you're just buying a system that works, I have one for a poultry growing business, they tell you what to do and deliver you the materials you need like clockwork and do all the marketing/get their loyal customers.

It will familiarize you with RI real estate laws, customs and transactions, and give you access to the MLS to do your own comps too of course.

The builders charge a lot more for these semi-custom or tract homes.

And there's nothing closed minded or argumentative about my responses, unless it's been to people who come in here not answering  the question, but trying to tell me something is wrong with me for not going  along with a few opinions on here, like becoming a re agent  which I do not want to do, or waiting 3 more years, which I do not want to do.

@Robert Herrera I would typically argue that you will get more for a house without a tenant than rented - but in this market and that price point- there is a fair argument that you do about the same.

The pro argument is that “[s]cripts help you weed out the tire kickers and only work with the motivated sellers.”
