No appreciation, no profit (which could have been the title of the worst Bob Marley song ever...).The Maple investor will have vastly overpaid for just another boring rental with an abysmal return.Meanwhile, Eagle investor bought a cheap house, fixed it just enough to attract a great resident, and then set the sale price to allow for a decent profit even if the T/B buys within the first 12 months.

The issue with a small MF:-You miss out on the efficiencies of a large MF-Financing is personally guaranteed and terms are the worst if the loan is under $1mm (typically 20-25 year am, for 5 years at interest rates 100-200 bps above agency)-Have the pain with dealing with a lot of tenants-Usually less professional property management companiesI would say the biggest advantage would be that it does provide experience, which helps with obtaining loans and attracting investors.

There are some long lead times to get things done - appraisals can take weeks, depending on the season (Spring is the worst) the inspection takes a while, and here in VT the fire inspector needs to be scheduled out.
