I think she has a strong case to not pay the $6000 that she apparently "owes".If this does go to court, and it might, I think she has a very strong case because I mean come on!

Write a strong lease and screen your tenants.

For me, the duplexes or townhouse style units with very low/no HOA works best for cash flow since they have lower tax and higher cash flow.

If the building has open violations for more than a year then there is a strong change that they are on title, which means you can only buy with cash or 203k loans.
