I'm very educated and confident about RE and the concepts. Im about to start my business when I get to my next duty station, I want to buy and hold but I am kinda worried that my tenants won't respect me since I'm only 20. Anyone else start out as young as I am?

What difference does it make whether your tenants respect you or not? Write a strong lease and screen your tenants. If your tenants do not abide by the lease start the eviction process. Some of my tenants probably think I am a good guy and will until we disagree on something. Some probably don't. It doesn't make much difference. If they pay their rent and abide by the terms of the lease they are welcome to stay. If not they must move.
