Also the half bath is literally just a toilet in the corner of the larger bedroom upstairs....who built this place?!?

Once it leaves a faucet or a toilet or a shower etc, it's any ones guess at that point.

Not sure on plumbing, as we could not reach the sinks/toilets to see.

So if you have a light fixture that doesn't work that is one deductible, if you toilet is running that is another deductible.  

In my opinion, pro formas are best used as toilet paper.

General rule of thumb I use on replumbing an entire house -- for a 1500 sq ft single family home with 10-12 fixtures (sinks, tubs, toilets, taps, dishwasher, etc), you can probably get it done for about $3500-4500 if you shop around.

If you are doing service calls you probably want to find a handyman to clear drains and unclog toilets.

It costs just as much to buy a toilet, kitchen appliances, hook up to utilities etc. - no matter the square footage - so that can make the house kinda pricey for its size.

When eventually you are renovating put in efficient toilet, shower heads, aerators on sinks.
