They reviewed the reports their manager sent them, got on the manager for things that weren't right, were willing to switch managers and contractors and visited on a fairly regular basis.

I’m nervous since those first reviews are so critical… curious for feedback, thanks for being a great group of folks!

Please also review the rules around denial of tenants, and notices you must provide as per the FCRA.

Have you reviewed with a lender what your past 24 months bank deposits are?

@Kevin Turano@Bill Exeter gave you an excellent technical review, and he is one of the best providers of 1031 services.

You can also have an attorney review the matter (and if they agree) draft a letter to the HOA of your intent to sue, including damages.

Request background check through a site like Zillow and pay the fee using the application fee provided by the applicant and review the provided report to ensure the applicant actually does meet your qualifications.

Same with desktop reviews & drive by appraisals.
