Depends on whether you are a seller or a buyer. Usually the desktop appraisal will result in appraising for the contract amount, so in the seller’s favor. 


however, recently we had an appraisal done on a flip in a mixed income community, 35211, and I can prove that the appraiser did not go in person and gave us a low appraisal based on his previous judgments about the area.
