I am very easy to work with, very motivated.

It may be interesting to try and locate properties that have been sitting >1 yr as the seller is likely much more motivated than they were 1 yr ago.

The more someone tells me" it can't be done", the more I am motivated in "proving them wrong".

I am a new, and very motivated investor in the Hampton Roads, Virginia region and I am searching high and low for multi-family or small apartment complexes.  

So I will amortize a portion of the FHA UFMIP over 84 months (the portion that is attributable to the portion of the property that is my personal residence), but what about the remaining portion of the FHA UFMIP, i.e., the portion attributable to the portion of the property that is a rental?  

It's a lot more work, but it has a huge advantage in that you'll learn about your target audience - what motivates them, what turns them off, what languages they speak, etc.
