In year case it would be for a showing or open house dates(whatever comes to mind).The trick here is to market but make it feel personal not like junk mail almost as if the person receiving this message was your first choice to get dibbs on it first, and since they are your friend you will pay them 4%.I promise you will want to thank me after trying this.

I use several numbers and test each marketing campaign's effectiveness by using a different number for each marketing piece.Sometimes people responding to bandit signs prefer a toll free number because it generally indicates a company is behind it.

I've been getting leads and talking to sellers for close to two months now and many of them have Free & Clear properties.If the asking price is too close to the ARV, my choice is always to talk them to seller finance the property.I've being told by other experienced investors that buyers nowadays don't have huge down payments.
