Residency coordinator occasionally email housing information to incoming residents. 

If they like working with you they'll keep their prices in line.And occasionally it's good to award the job to one of the competitors.  

I told her I have candidates that need to see the house she said we can come by the house is clean...I go over there to show the power is off all her stuff over the floor mold dishes in sink, food in fridge with power off!!

I give my tenants $50 gift card to a local restaurant around Christmas (usually the cheesecake factory), I make occasionally upgrades to the units, and I keep my promises to them.  

If I call them and tell them I can get Dish for a better price unless they match it, I am not blackmailing them.  

I don't care if it is a newer vehicle or a beater, most responsible people will occasionally wash even a cheap car and replace the tires before cords are showing through.

I occasionally buy a short sale that was listed, but they are few and far between.

He started in February and stopped occasionally to do other jobs as well, thus pushing the completion back.  

I'd probably need them a lot when I first buy it (depending on the property needs) and then  only occasionally.
