@BJ Everson hit the nail on the head...east of 315 has become unrecognizable in the last year...it's kind of sad, because that part of the neighborhood had a very unique pre-transition atmosphere that has been eroded.

@Llewelyn A. hit the nail on the head about the four wealth builders of RE, the role IRR plays, and how lucky we all are to live in the US, Though he did conveniently forget about CAGR when demonstrating his IRR calculation :) Cash Flow discussions overshadow not just appreciation, but also talk about, tax advantages, and amortization.
