There are plenty great free templates out there (Turbotenant has them), and I would recommend sitting down with a RE attorney to polish everything (yes, it will cost some money).

If you simply assign contracts you can get nailed for brokering.  

@BJ Everson hit the nail on the head...east of 315 has become unrecognizable in the last year...it's kind of sad, because that part of the neighborhood had a very unique pre-transition atmosphere that has been eroded. 

@Jeff White already hit the nail on the head as far as your options, and I'll agree that split strategies is a great way to go, as you hedge your bets against any downsides.

@Llewelyn A. hit the nail on the head about the four wealth builders of RE, the role IRR plays, and how lucky we all are to live in the US, Though he did conveniently forget about CAGR when demonstrating his IRR calculation :) Cash Flow discussions overshadow not just appreciation, but also talk about, tax advantages, and amortization.
