I have a client that has a couple of mobile home parks in Texas, and he was approached by a company to provide some additional housing for some of their workers.

Look for mobiles on land. 

The reason they shot up is because of the marketing platform & capitalization on mobile.

Try using 411.com, white pages, zabasearch.com, anywho.com.I'm finding that a lot of services used  to be free and now charges it.Most people uses mobile phones and not land line phones which makes it difficult to trace.

If you hire everything done, it will cost a lot more than you think.I don't do flips any more because I got tired of selling a rehabbed property for a profit of 5-10 thousand, when I could make the same by renting the house for a year or two.Back to your question, buy both, the mobile seems like a steal.

Or buy a mobile home on land for less than $10,000.
