Need help with Mobile home park Appraisal!

Hi,

  This is my first time buying a Mobile Home Park and i found a lender and he just got back to me with the appraisal quotes. It is $3000 for appraisal. Is this even reasonable for a 7 mobile home and 1 single family home park?
