if you have to demo it all, way easier to have it done vs spending time or money and less surprises.very different project then 20 yr old cosmetic flips and may require a lot more permitting and upgrades since it's all open the building dept may want you to meet current code as much as possible.

@Mia Kirsch we actually got a 2nd FHA but hard to find a lender who actually knew that was a thing and had to be more than 75 miles away for a new job as we didn’t meet the other criteria like larger family.

Find a renter that meets your qualifications.

I'd reach out to someone in a local REIA where the property is located- those folks will know of some private individuals that are looking to lend. if the SFH is your primary residence, you should be able to get a HELOC at a decent rate from a regional or credit union.
