YOu can specify in the contract that foreclosure will be by judicial suit, and the judge can make a ruling for immediate eviction, and things can get done much faster, I think like 2-3 months time in our county.

I would hire a couple of guys to work everyday which in turn will get the job done faster which saves in interest payments and you can get tenants in there sooner to start paying for the place and putting cash flow in your pocket.

This works faster, and you only pay for the loan once (actually, you're not the one paying for it) but you can use the now increased seed money to infinity.
