I should be more succinct:Borrower:  Still on the deed.Lender is executing Foreclosure sales, that just keep getting rescheduled, while I painstakingly continue to try to negotiate with them.Incidentally, borrower is my mother.

In short, the process is:Buyer and seller execute a purchase and sale agreement (P&S)The P&S is sent to the closing attorney, who then opens escrow.Attorney requests and reviews title info and clears any defects.Buyer pays earnest money (if any) and closing funds into escrow account in advance of closing.Attorney prepares necessary closing documents and manages closing, delivering clear title to buyer and sale proceeds to seller from escrow account.Attorney closes escrow.

I would only buy an occupied property if: 1-tenant lease was executed legally with valid rental license, rental suitability cert, written lease etc. 2-tenant is in good standing, payments up to date, preferably paying with bill pay/Venmo/cash app; get proof of payments 3-property in good condition.
