Owner financing sandwich Florida

I have a residential property that i aquired through owner financing in Florida. I owe $75k, 5 year balloon. I have a buyer interested in owner financing at $110k with 90 day balloon. What is the most efficent and convienent way to make this transaction happen in your opinion?
