Traffic accident, you get sued for something you possibly default on the student loan etc.  

And I remember thinking that with now having breast cancer and being totally broke from having spent hundreds of thousands of dollars on trying to find a cure for my seriously ill son, that it would be very shallow of me to still hope for a cruise but that I still was going to believe for one.THAT VERY NIGHT, maybe 3 hours later, my husband came home from work and told me that we had won a week long cruise from NAPA [auto parts] It included transportation, taxes and government fees, tips, and even $500 on-line credit.  

That being said, I also had the option of having all draws auto-deposited into MY account for my dispersment to the contractor.

Have it initially unchecked, but if people want it, they can check the box in the Settings page and it will auto-follow any threads they reply to.

Or, if you setup auto draft from a bank account - same question.  

I just operate in whatever environment I am in.But I am an expert at HML rates 20% plus  I like those :)But I see this much like what happened to the car industry.. when in tough times they moved to 0% loans and very loan rates. that was mid 80's  and unless you have really crappy credit they have never gone above 4 to 6% since and you see them all the time low.Now I know the auto industry obviously pays the rates down. but he psychology of borrowing is the same..I know I wont buy a new car unless I get 0 or 1% I will just wait till the sale comes around.. and I only buy new..

For the passive investors/owners, who have a management company to manage their properties and do all the work, an LLC would work well if an accident like the example above occurs.

I have zero experience with them as it relates to financing with the exception of auto loans.
