You'll want to prepare for at least a month of vacancy each year going forward. 8-10% vacancy rate is common. but a roof/hvac/water heater will still need to be replaced in x amount of years and you have the ability to determine remaining life left in all of these items and divide the replacement cost and divide by remaining years to establish these anticipated costs in your calculations. they are real will appear eventually... also in 10 years, you might not want to be managing 20 units yourself and if you account for them now with a management fee, you'll prove they still work management or no management.

From what I could understand on the county site it seems to me that:You must give a deposit 5% of your anticipated highest bid prior to bidding to gain entry to the bidding.You are not given any inspection or financing contingencies.You must pay the remainder of your bid by 4PM the day of the sale.The sale is not complete until about 11 days later when you get the deed.Please let me know if that is all correct and if there is something else I should know about the process.
