I'm looking to work and do some leg work in finding and submitting offers on a regular basis.I'm learning how to use the MLS to target distressed home owners with filtering using keywords such "motivated, repairs, handyman, needs work, fixer etc" and targeting specific areas within the Miami area".Anyway, that's me.

Problem is, gurus and the ignorant or scared middleman who can't explain what's going on has found a short cut, by deceiving the seller into thinking that the middleman is actually buying the property with some wild lie or story about "getting a partner" to approve the deal or some other story.

I’ll do the leg work, and upon closing day I’ll hand them $1000 cash.

Until now, my focus has been work and getting my architecture license.

Other cities have already priced out the work and want the repair money to be placed in escrow prior to the title transfer.

It is work, hard work, and it pays for those willing to make the voyage.

At the end of the day, I just want to say you should never force something to work and remember numbers don't lie.

If the answer is yes then get to work and create a financial picture of present situation and future conditions under your management.
